Occupied renovation of affordable family housing

Kenneth Henry Court's occupied renovation focused on modernizing the development while blending in seamlessly with its established character. Originally built in 1994 on a 1.3-acre site, the development consists of four wood frame buildings with townhomes and flats, a community room, and management offices. The renovation aided Satellite Affordable Housing Associates in its goal to acquire and reposition the aging project, which had suffered from a lack of investment under the prior owner. Our work focused on dry-rot repairs at decks and balconies, interior apartment repairs, adding a new computer room and social service office, site security upgrades, and the complete re-design of the main entry courtyard. Sustainable elements included were dual-glazed insulated windows, kitchen hood ventilation systems exhausting to the exterior, refurbished lumber from the existing stairs, zero-VOC paints, high-efficiency HVAC systems, recycled content carpet, natural linoleum flooring, low-flow fixtures, energy star appliances, and high-efficiency lighting.

Salazar Architect provided architecture and interior design services. Consultants included: Studio Perez, SMW & Associates, Keller Mitchell & Co., Luk & Associates, H&M Mechanical Group, and Zeiger Engineers. NCR Construction was the General Contractor.
